Planning your remodel
A clear scope.
A useful estimate.
A kitchen, bathroom or basement budget should describe the work you are buying. Use this guide to prepare the details that make a Maryland remodeling conversation productive.
Start with what needs to change
Describe how you use the room now, what is not working and which improvements matter most. Include photographs of all walls, connected spaces and any damage. Note dimensions if available, but expect a site measurement before final pricing.
Compare the same scope
Ask whether each proposal includes demolition, disposal, preparation, trade coordination, permits where applicable, material allowances, protection and cleanup. Separate homeowner-supplied items and optional upgrades. A lower total is not a meaningful comparison when the inclusions differ.
Understand the service-specific decisions
- Kitchens: layout changes, cabinetry, appliance specifications, countertops, electrical work and adjoining floors.
- Bathrooms: waterproofing, drainage, tile coverage, ventilation, fixtures and glass.
- Basements: moisture, intended use, headroom, utilities, access, walls and finishes.
- Flooring: measured area, removal, subfloor condition, moisture, material and transitions.
Discuss the budget without guessing the price
Give the team a planning range and a ranked list of priorities. Ask for optional items to be separated so you can make informed choices. A full remodeling quote requires a site-specific scope; BB&K’s flooring estimator provides a preliminary flooring range only.
Agree on decisions before scheduling
Confirm who supplies each item, when selections are needed, which approvals apply and how changes will be documented. Discuss occupied rooms, pets, access, utility interruptions and cleanup. Material lead times and existing conditions affect the sequence.
Bring these details to the first conversation
- Maryland property address and the rooms involved
- Photographs, available plans and known repair issues
- Desired use, finish priorities and a planning budget
- Ideal timing and any fixed household constraints
- Association or building-management requirements, if applicable
